Capitalizing on its strategic position near Interstate I-5, 2020 Gateway acts as a gateway to Downtown Sacramento from the International Airport. The building was designed to lower operational costs while improving occupant comfort, health, and productivity, all while conserving natural resources. Its eco-friendly features include water-saving plumbing fixtures, efficient HVAC systems, and landscape design that collectively save over 5.7 million gallons of water annually. Additionally, the site generates renewable energy through 162 KW photovoltaic panels installed on free-standing parking shade structures.

2020 Gateway stands out as the first privately developed LEED-certified high-rise in Northern California.
